Dear Neighbors,
We’ve had some neighbor’s ask when they should submit a request to the ARB for improvements or structural change.
In the by-laws under Schedule B Rules and Regulations of the ARB it’s pretty clear when you need to submit a form, but for simple clarification follow these guidelines:
  1.  If you are altering the exterior or layout of the original home plan.  An example of this would be adding additional square footage to the home or installing a screened-in porch, fencing,  or pool in your backyard.
  2.   Replacing an existing roof and changing either the color of the existing material or requesting the use of a different material.  If you are replacing the roof with no changes, fill out the ARB form with the details of the work being done and if possible a photo of the material being replaced.  The ARB will use this to ensure the work was done as specified. 
  3.   Repainting the exterior of the home.  If the original paint color is going to be changed, you must submit paint swatches and be specific as to where the paint colors will be applied.  If you are not changing the color, fill out the ARB form and attach the paint samples.  The ARB will use this to ensure the work was done as specified. 
  4.   Installing a new or replacing an existing fence.
  5.  Awnings made of canvas or decorative shutters.  Submit an ARB form with samples etc. 
  6. All ARB Requests MUST Be Submitted by the Homeowner.  Requests submitted by the company providing the service will not be accepted.
As a reminder, you must also inform the RRB of when the work will commence and you and the Contractor must abide by the conditions in Schedule A, Section 12.
Rule of thumb, any time you are going to have any work done to the exterior of your home, you should fill out the ARB form if you are not sure.  The ARB will work with the homeowners to verify if it is needed.
